Texas apartment insurance is shaped by hail and wind. Garden-style and mid-rise rentals in Houston, Dallas–Fort Worth, Austin, and San Antonio face roof and deductible questions that inland and coastal markets treat differently. KB Insurance Brokerage is an independent Brooklyn brokerage, founded in 2013 and licensed in Texas. We shop multiple markets instead of locking you to one company.

Local underwriting notes for Texas: inland metros (Dallas, Houston, Austin, San Antonio, Fort Worth) often turn on wind and hail — percentage wind/hail deductibles and ACV vs replacement-cost roof terms show up often. Roof documentation after a hail season matters; non-renewals after storm years are common — bring loss runs and repair proof. Coastal first-tier counties and certain Harris County areas east of Highway 146 may need a TWIA conversation for wind and hail when private markets decline; TWIA covers wind and hail only. HVAC and water losses still matter on Texas habitational. Vacant lease-up or gut rehab belongs on the vacant path; retail pad plus apartments belongs on mixed-use.

What's Generally Covered

Every building and every policy is different. Your final coverage depends on the carrier, the policy wording, and underwriting. For apartment buildings, options may include:

  • Property coverage for the building structure and certain owned equipment
  • General liability for claims that arise from the premises
  • Loss of rents / business income, which may apply after a covered loss
  • Umbrella or excess liability for higher limits above your primary policies
  • Equipment breakdown for boilers, mechanical and electrical systems
  • Ordinance or law options that relate to rebuilding requirements

We'll go through what each option does and doesn't do, so you know what you're buying.

Who It's For

We work with Texas rental owners and managers, including:

  • Garden-style and mid-rise multifamily in Houston, Dallas–Fort Worth, Austin, and San Antonio
  • Smaller 3–6+ unit schedules and larger investor portfolios
  • Coastal or near-coast rentals where wind/hail placement (including TWIA eligibility) must be checked by address
  • LLC owners with lender schedules, plus owners also holding vacant or mixed-use Texas buildings

What We Need to Quote

To get started, enter the property address. After that, a quote usually needs:

  • Number of units, stories, and approximate square footage
  • Year built and any updates to roof, electrical, plumbing, and heating
  • Construction type and occupancy (any commercial space on the ground floor?)
  • Current policy declarations and loss history, if available
  • Lender or mortgage requirements, if any

You don't need everything on day one. We'll tell you what's missing.

Why Work With a Broker

KB is independent and licensed in Texas. We keep strong relationships with carriers such as Honeycomb, AmTrust and others — and use that access to compare deductibles, roof terms, and habitational appetite. If the building is empty, lease-up, or under renovation, see our vacant building insurance page; apartments over retail or office belong on mixed-use. No price is guaranteed until underwriting. 718-872-5525 · 5014 16th Avenue #515, Brooklyn, NY 11204.

FAQs

How do wind/hail deductibles work on a Texas apartment?

Many carriers use a percentage deductible for wind and hail rather than a flat dollar amount. We will show you how each option treats the roof and the deductible before you choose.

Do I need TWIA for a Houston or Galveston-area building?

Only if the address is in TWIA’s designated catastrophe area and private wind/hail is not available on acceptable terms. TWIA is wind and hail only. Share the address; we check coastal vs inland treatment.

Can you help after a hail non-renewal?

Yes. Bring roof age, repairs, and loss runs. We re-shop markets that still write Texas habitational when the file is clear.

What speeds up a quote?

Having the address, your current declarations page and recent loss history ready usually helps. We'll tell you if anything else is needed.

Should I add umbrella coverage?

It depends on your exposure, your assets and any lender or contract requirements. We can walk through the trade-offs with you.
