If you own several buildings, often in several LLCs, you can end up with separate policies on different renewal dates with different limits. That makes gaps easy to miss. KB Insurance is a boutique independent brokerage. For over a decade, we've placed property, specialty and commercial risks with creative solutions and a personal touch.

We help investors look at the whole portfolio together. Then we compare a coordinated program against separate policies, so you can choose the structure that fits.

What's Generally Covered

Structures and terms vary by insurer and underwriting. Portfolio programs may include:

  • Property coverage on a schedule of locations, with blanket or per-location limits
  • General liability across all properties
  • Loss of rents / business income that may apply after a covered loss
  • Umbrella or excess liability above the program
  • Equipment breakdown and ordinance or law options
  • Named insured schedules that list each owning LLC

We'll show you how a loss at one building, or one event affecting several, would be handled under each structure.

Who It's For

  • Investors and families owning several buildings
  • Owners holding properties in separate LLCs
  • Property managers and family offices
  • Portfolios mixing apartment, mixed-use and commercial buildings across the NY area

What We Need to Quote

Why Work With a Broker

A portfolio decision has tradeoffs: shared limits versus separate ones, aligned renewals, and lender clauses that differ by loan. As an independent broker, we compare options from multiple markets, keep your schedule organized, and update it as you buy and sell.

FAQs

Can one program cover buildings owned by different LLCs?

Often yes, if the insurer accepts the structure and every entity and location is correctly scheduled.

What is the difference between blanket and scheduled limits?

A blanket limit is shared across covered locations. Scheduled limits assign a set amount to each location. Each approach has tradeoffs.

Could one large loss use up coverage for other buildings?

Under shared limits, it can affect what's available. We'll walk through how the limits are structured before you decide.

Can renewal dates be aligned?

In many cases, policies can be brought to a common date over time.

How are lender requirements handled?

Each lender's mortgagee and certificate requirements are reviewed property by property.

Can I add a building I'm buying mid-term?

Programs often allow additions, subject to underwriting. Tell us early before closing.
